What the tribunal said
The tribunal assessed the market rent for the property in good condition at 1,700 pcm. Deductions totaling 12.5% were applied for water damage/ceiling disrepair, general wear and tear, and external damage to paving and fencing, resulting in a market rent of 1,500 pcm. To prevent undue hardship given the large increase from the long-standing 1,000 pcm passing rent, the tribunal set the effective date to 1st July 2026.
