The landlord proposed increasing the monthly rent from £690 to £775. The tenant appealed, submitting comparable local property evidence indicating market rents of £725 per month. Relying on comparable evidence and its expert knowledge, the tribunal determined the market rent at £725 per month. To prevent undue hardship for the tenant, the starting date for the new rent was postponed to 01 May 2026.

The property

Two-bedroom mid-terrace house with gas central heating, double glazing, and a rear courtyard. Washing machine and oven are provided. Tenant redecorated most of the property and replaced curtain rails. Tenant noted older carpets, a rusty radiator, stairway cracking, and kitchen cosmetic damage, but the tribunal made no deductions as no impact on rental value was demonstrated.
