What the tribunal said

The Tribunal set an initial open market rent of £1,300 per month assuming good, modern condition. Deductions of £130 for poorer condition compared to market standards and £25 for a fallen tree limiting garden utility resulted in a determined market rent of £1,145 per month. No undue hardship was established to postpone the effective date.

The property

Tenant reported mice infestation, persistent cold, bathroom water leak into dining area, worsening structural cracks, flooring/external defects, and a fallen tree obstructing part of the garden. Tribunal allowed deductions for poorer overall condition and the fallen tree.
