What the tribunal said
The tribunal assessed the market rent for the property in good modernised condition at £1,700 per month based on comparable local lettings and expert knowledge. A £100 monthly deduction was applied to reflect unresolved defects to the balcony and external locks impacting health, safety, and personal security, arriving at a final rent of £1,600 per month.
The property
The tenant reported rotting balcony floorboards, unusable external door locks, slipped lead flashing, and aging appliances (oven and washing machine nearing end of useful life). The landlord did not dispute these issues, which had been outstanding since August 2023.
